Blanco River Village 2013 Community Update

Hi Blanco River Village Homeowners,

Here is a quick update on what is going on in our community... 

Bigelow Homes is PROUD to announce that homes in Blanco River Village are selling very quickly. There are only five homes left to sell in the current development. The more quickly the homes are sold means the more homeowners paying into our HOA for future maintenance and community development.

Given the limited inventory and high demand for homes, home prices in the community are increasing.

We also wanted to address a few IDEAS suggested by homeowners. Feel free to leave comments or questions on this post in response to these ideas...



Brooke Hicks is attempting to organize a Community Wide Garage Sale sometime in May. It would be a fun community event and a great way to meet your neighbors, make a little money, get rid of old belongings, and bring potential buyers to the community. If you are interested in participating in the Community Wide Garage Sale please contact Brooke Hicks at Brookiehicks@hotmail.com or you can respond to this post.



The HOA committee is also wanting to organize a Community Event/ BBQ to get to know other homeowners and residents with an attempt to increase communication and social networking within our neighborhood, plus, it would be an opportunity to just kickback and have some fun. Feel free to contact me or leave a response with any comments regarding ideas, times and dates for a Community Social Event/ BBQ. 





We are also in the process of working on a website/ extension of this blog for a Community Bulletin Board and place to report lost or found pets, potential threats in our community, suspicious activity, find HOA related documents, view trash times/ utility details and other important information.

Nancy Lee Seifert also mentioned the great idea of including contact information for household services needed such as carpet cleaning, A.C maintenance, painting, repairs, and other required services. We have a group of highly qualified contractors that will offer special community rates & discounts and we will list these details on the updated blog/ website.

Many of the surrounding neighborhoods have similar community bulletin boards and members have been successful at resolving issues and accessing information quickly due to the ease of connecting with neighbors and having the information they need at their fingertips.

402 Heart Ridge had a large inflatable grave, lights along the porch and balcony, blacklights, and lots of additional Halloween decorations. Unfortunately, the night photos did not turn out clear enough to post. The above photos are from the day after. Take a look at other homes that were in the running.

October 2012 Newsletter



On September the 25th, 2012 Blanco River Village Homeowners attended a City Planning and Zoning meeting to discuss the addition of a linear park to replace the portion of road that would have been a continuation of Rush Haven. The linear park was proposed to run in between the single family homes that are to be built at the end of Rush Haven.The following picture shows the already approved plan that Bigelow had in place. 



The following image portrays the proposed amendment of the additional of a linear park. 



Most of the residents were in approval of the linear park, however, there were some concerns that parking would become an issue, and for those with children, it was a concern that crossing the road from the current children's park to the green space would be dangerous. Prior to the meeting there were also concerns that the previously approved single family homes were changing to courtyard style homes, but Bigelow confirmed that the amendment would not change the style of homes to be built and they would remain as the previously approved single family style homes. 

The linear park was approved with the stipulation that the builder must add pedestrian crossings from the current park area to the linear park. The hopes are that the linear park will one day lead to the City Park by the River. The green space of the linear park will be open for use by the entire Blanco River Village Community. Welcome Message

Here at Blanco River Village we understand the importance of communication within our community and are excited to announce the start of our new quarterly newsletter.

Our goal is to publish a newsletter once a quarter to keep Blanco River Village homeowners up to date on important news and community events.

Positive feedback and suggestions are always welcome, but please DO NOT use this site as a place to leave negative comments.






Annual HOA Meeting


A quick reminder to all Blanco River Village Home Owners that our annual HOA meeting is scheduled for this Thursday August 23rd, 2012 from 6p.m. to 8p.m. The meeting will be held in the Multi-Purpose Room at The San Marcos Library located at 625 East Hopkins Street, San Marcos, TX 78666.

The recent Meet and Greet gathering with Real Manage took place on August 7th, 2012 at 5:30 p.m. in the new sales office located at 417 Shadowpoint. The purpose of the event was to give home owners the opportunity to meet key staff members and managers with Real Manage. Approximately 20 Home Owners were present at the event. All attendees were encouraged to share concerns and issues experienced in dealings with Real Manage. Overall, the majority appeared pleased with Real Manage and agreed that improvements have been apparent over the past year. A few problems were brought to the attention of Real Manage staff including; difficulty with navigation and bill pay on the Real Manage Portal; delayed response time when attempting to resolve issues or contact Real Manage representatives; the inability to gain access to the budget and other important HOA documentation; and not receiving email updates or mail from Real Manage. These concerns were discussed at length and Real Manage appeared eager to work with the community and resolve these matters.

These issues will be discussed in further detail at the annual meeting on Thursday. Please be sure to arrive early if you are interested in signing up for a slot to speak. Due to time constraints, each resident that signs up  will be allocated three minutes of speaking time. We look forward to seeing everyone on Thursday!
